Tipe for Selling your property

So you want to sell your home?  You call Kass and ask her to come see your home and have a look at what she thinks of your home.  These are just a few of the tips that she will pass on to you in order to give your home the edge it needs to sell in this competitive market, both before you list and at the time of a showing.

 

Tip #1

The #1 form of advertising is a sign in the yard.  This attracts casual drivers that are looking around at what’s for sale.  Be sure your yard is nicely manicured and create a welcoming, clutter-free entry way to ensure a great first impression.

Tip #2

Clean and power wash the exterior of your home (including the eaves!) and touch up any paint necessary.  If the home looks like it needs to be painted or worked on, the potential purchasers will take that into consideration when it comes time to present an offer.  Also, a seemingly small problem will have the purchaser’s wondering what else might be ‘wrong’ with the home. Pay close attention to the littlest details to achieve big results!

Tip #3

Do a really good spring cleaning of your home before you list it for sale.  Showing off ‘open space’ allows a buyer to think of what they could do there. Clutter will limit a person’s creativity and can sometimes make a space seem unusable.  Buy inexpensive storage containers and shelving units that will de-clutter the closets, utility areas, and bathrooms.  These areas are typically smaller and need total organization to make them functional and clean-looking.

Tip #4

Let your neighbors know that your house is for sale for 2 reasons: 1. they may know someone that wants to buy it and 2. its a good way of dropping hints to them about keeping their yards clean as well.  If a neighborhood is overall clean and well kept it will show pride amongst the homeowners and help sell your house for maximum value, thus improving the prices of homes around yours.

Tip #5

Have all the lights on in the house, light candles, spray fragrance, turn on soft music – all of this will make the home inviting and relax purchasers immediately.  Turn the a/c and fans on – there’s nothing more enjoyable than walking into a cool home, fresh smelling home!

Tip #6

You don’t need to spend a fortune to update an older home.  Small changes such as changing kitchen cabinet knobs, buying new throw pillows, towels, linens and/or bedspreads, replacing a lampshade, re-arranging furniture or a new paint job can give your home new life.  Moving items from one room to another is a big plus.  A few changes, a lot of impact.

Tip #7

Before selling your home, talk to your bank and get an appraisal to access a listing price.  The appraised value and the bank loan will allow your listing agent to help you in determining a list price and establish the marketing tactics as well.  Your listing agent, bank and appraiser will work together for your benefit to help you achieve quick results!
